Here’s What You Need To Know About The Energy Perfomance Certificates

From 4th January 2009, all Landlords in Scotland must provide an Energy Performance Certificate before a domestic property can be let.

The Energy Performance Certificate (EPC) gives home owners and tenants information on the energy efficiency of the property.

It will include an Energy Efficiency Rating, an Environmental Impact Rating and will offer recommendations on making the property more energy efficient.

How do you get an EPC?

EPCs can only be produced by an accredited domestic energy assessor. We can arrange this for you at a reduced rate with one of our approved firms.

How long is an EPC valid for?

10 years, unless there are any significant changes to the property.

Do all properties require an EPC?

All properties which are self contained require an EPC. An EPC isn’t required when a tenant rents a room and share facilities.

When in an EPC required?

When either a property becomes vacant and either available for re-let or offered to the market for the first time.
